Summary of Standard Fees to Landlords

There are various fees and charges associated with us letting and managing (where applicable) your property that we want you to be aware of. LONG LETS
Tenant Introduction and Rent Demand Service: 12% (10% + VAT)
Lettings & full property management: 18% (15% + VAT)
Management Only: 6% (5% + VAT)
Administration fee for long lets: £240 (£200 + VAT)
Vacant Property Management Service: £90 (£75 + VAT) per month

SHORT LETS
Short lets & property management: 30% (25% + VAT)
less than 3 months
Short lets & property management: 24% (20% + VAT)
between 3 and 6 months

SALES
Sale fees 2.5% + VAT of the final purchase price: (Sole Agency instructions)
Sale fees 3% + VAT of the final purchase price: (Multiple Agency instructions)

OTHER FEES
Inventory check-in: £130-£250 (Including VAT)
Gas Safety Certificate: £120 (£100 + VAT)
Electrical Safety Certificate: £240 (£200 + VAT)
Energy Performance Certificate: £132 (£110 + VAT)
Tax Returns per person / per company: £360 (£300 + VAT)
Major Works Co-ordination fee: 12% (10% + VAT)
Works over £1000

All of the above fixed fees are inclusive of VAT. Ellune Property Services is not a member of a Client Money Protection Scheme. All of our deposits are protected under the custodial scheme of the Deposit Protection Service. Independent redress provided by The Property Ombudsman.

There are various fees and charges associated with renting a property that you should be aware of when considering making an offer on a property available through us. For further information and a copy of our Application to Rent, please contact us

Property Finding Search Fee: £600 (£500 + VAT)
Administration fee for long lets: £240 (£200 + VAT)
Inventory check-out inspection: £150 – £250 (including VAT)
Tenancy renewal: £72 (£60 + VAT)
Tenant reference Letter: £30 (£25 + VAT)
Tenancy Amendment fee*: £156 (£130 + VAT)
*Contract negotiation, referencing if required, amending terms and updating your tenancy agreement during your tenancy including change of occupancy.
Lost Keys £30: £30 (£25+VAT) Fee might increase depending on number and type of keys
Allowing Access Outside business hours: £50 (£42+VAT)
Unpaid Rent: The 5th day rent due reminder is sent free of charge. The 14th day rent due reminder is charged at £30 (£25+VAT) and the 21st day rent due reminder is charged at £72 (£60+VAT)
Aborted property visit: £90 (£75+VAT)
